How much is Land Transfer Tax in Ontario? Ontario Land Transfer Tax is calculated using progressive tax brackets based on the value of the consideration. For most residential purchases, the provincial tax starts at 0.5% on the first $55,000 and increases through higher brackets. Properties in Toronto are also subject to a separate Municipal Land Transfer Tax.

Ontario Land Transfer Tax Rates
These provincial rates apply to agreements of purchase and sale entered into after November 14, 2016 and registrations or dispositions occurring on or after January 1, 2017. The rates are marginal — each rate applies only to the portion of the value of consideration that falls within that bracket.

The Province publishes quick formulas that produce the same result as the marginal brackets. VOC means the value of consideration \u2014 generally the purchase price.
Up to $55,000
LTT = VOC × 0.005
Over $55,000 to $250,000
LTT = (VOC × 0.01) − $275
Over $250,000 to $400,000
LTT = (VOC × 0.015) − $1,525
Over $400,000 up to $2,000,000 (one or two single-family residences)
LTT = (VOC × 0.02) − $3,525
Over $2,000,000 (one or two single-family residences)
LTT = (VOC × 0.025) − $13,525
VOC = Value of Consideration. The 2.5% top bracket applies only where the land contains one or two single-family residences; other property over $2,000,000 continues at 2.0%.

First-Time Home Buyer Refund
Ontario First-Time Home Buyer Land Transfer Tax Refund
Qualifying first-time homebuyers may receive a refund of all or part of the Ontario Land Transfer Tax they would otherwise pay.
Maximum Ontario refund: $4,000. For qualifying first-time purchases, no Ontario Land Transfer Tax is effectively payable on the first approximately $368,000 of consideration, because the $4,000 maximum refund covers the full LTT up to that threshold.
Key eligibility points
- The buyer must be at least 18 years old.
- The buyer must occupy the home as their principal residence within the required period.
- The buyer cannot previously have owned a home or an interest in a home anywhere in the world.
- Spouse rules may affect eligibility — a spouse’s prior ownership can disqualify a claim.
- The refund cannot be “reset” by later ownership; prior ownership generally ends eligibility.
- Where not every purchaser qualifies, partial refunds may apply.

Toronto Municipal Land Transfer Tax
Buyers of property in Toronto pay Ontario LTT plus a separate Toronto Municipal Land Transfer Tax (MLTT). The revised higher-value MLTT brackets below took effect April 1, 2026 and apply to residential properties containing at least one and no more than two single-family residences.

Toronto First-Time Buyer Rebate
Qualifying first-time buyers of Toronto property may also qualify for a separate Toronto MLTT rebate, in addition to the provincial Ontario refund.
Maximum Toronto MLTT rebate: $4,475. The rebate is applied to the Toronto Municipal Land Transfer Tax only; the provincial Ontario refund is separate.

Outside Toronto
Do Other Ontario Cities Have Municipal Land Transfer Tax?
For the cities currently served by VirtualRealEstateLawyer.ca outside Toronto, Ontario Land Transfer Tax applies, but Toronto\u2019s Municipal Land Transfer Tax does not.
Toronto is the only Ontario municipality with its own land transfer tax. Buyers in every other Ontario city pay only the provincial Ontario LTT \u2014 there is no second municipal land transfer tax in these communities:
